Tech Tues: Zillow

Open Houses won’t sell your home.

If you do not have your home listing on the internet then you are missing out on all the potential buyers who begin their search on the internet.

Internet sites like Zillow are making searching for a new home easier. Search by location and add your basic needs. Your results are shown visually, on a map with different colored “flags”. The flags are colored by For Sale, Make Me Move, or Recently Sold. Click a flag. You’ll see a picture, location, and the homes vitals. The coolest part, and what makes sites like Zillow so useful, is the “Comparables”. Now you see what is for sale and sold with the same vitals (bedrooms, bath, square footage). Giving you an idea of the areas market values. There is still more useful information available like real estate taxes, valuations, and school districts. All information considered by homeowners looking for the perfect new home.

Zillow has also been able to level the playing field. Before, you didn’t decided whether your home was on the internet, instead it was determined by the abilities of your agent or the broker they represent. Forget about price, it is free. Maybe you don’t want to “officially” list your home. Zillow is the first to offer “Make Me Move”. A price established by you. Basically it is your payoff price to consider a move if someone is interested. I like this feature because it makes Zillow a viable website to those trying to sell a home and those that just like looking. I don’t know if I am the first to say it but:

Zillow is the “myspace” for your home.

How did Zillow get all this information? Well, it’s out there. In order to find it you would need to go to half dozen individual sites showing you one piece of information. I am selling my house and I went ahead and listed it on Zillow . I will report to you all updates.
